REVISED PLANS FOR COASTAL- NEVER SEEN BY CITY COUNCIL

While the offensive campanile (68 ft bell tower) has been removed, an ocean view rooftop deck takes its place.
- It’s important to note, there was a reduction of 28% of low income housing units (from 68 units to 48 units) while keeping all of the 68 units of Permanent Supportive Housing (PSH), the population with extreme mental health and drug dependency issues and a demographic that would require “harm reduction” (needle distribution, narcan, etc.) for the project.
- Also missing are the community’s coffee shop and art center, removed to justify fewer parking spaces in the new configuration, to gain Coastal Commission approval.
- The never workable mechanical lifts in the public parking garage have been removed, reducing spaces from 252 units to 177- a brazen move, as a key element of the Coastal Act is beach parking access.
- The beach parking will be co-mingled with the parking garage for the tenants with 23 public beach parking spots in the west tower. The remaining spaces will be 500 ft. further from the beach in the new east parking garage, built at the center of the small housing units (“Texas Donut Style”). Beach goers will have to carry their gear and bulky items onto small elevators, shared by housing residents, and continue their path to the beach along narrow, substandard sidewalks
- The confusion around the new parking configuration will reduce parking opportunities at the beach and create additional traffic congestion on Venice Blvd.
- A bike path to the beach is entirely eliminated.
